To access on our website, we need to have your email for set up ePay. If you provided email on lease or rent applications we will send you a link automatically.

For credit card payment, there are transaction fees 2.75% + convenience fee

3. Deposit payment through your bank.
You will need to have our bank account number, then you can deposit payment from your bank.
Important : On your deposit slip, please make sure to write your name or rental address on deposit slip. So that we can verify payment quickly.
Payment Receipt
We will send your receipt by email that you provided on applications form. If your email has changed, please let us know immediately. And If you preferred received receipt by mail, please email us your inquiries.

Maintenance Guarantee
We are responsible for the mechanical systems in your residence and promise to maintain them in working order for the full term of your rental agreement.
We employ professional service people and utilize several trade professionals to service your home.
How do I handle repairs that may be needed?
First, you must notify us for any repairs, no matter how minor they may seem. The responsibility of the repair will determined by the term of your Lease. In the event that Landlord is responsible for the need of repair, please be aware that all repairs will be prioritized and emergencies will be handle first. Make sure that all repairs are report in timely manner. Remember that an ignored repair may become a large project. Therefore subjecting you to a large expense. Any repair which goes unreported, thereby causing further damage to the Leased Premises or that of neighboring tenant may be construed as a nuisance and will be handle as such. This type of neglect will incur further charge for your account and may change the liability of repair and subsequent repair. We must have access to the Leased Premises to perform the repair or maintenance.

Water supply from meter to house
We understand that many other people complain about their Landlord’s repair problems; however, we can NOT repair something we know nothing about.... Please call
Maintenance Requests
If repairs are needed that are your responsibility, we can help you
During business hour is $ _20.00_ per hour for labor (including travel time), plus material
After business hour includes a $ 30.00__ service call charge. (These prices are subject to change without notice)
If you have a maintenance request, please call the office. A service person will contact you promptly to coordinate the scheduling of your work order request. Our company policy prohibits and service person from entering your home unless you are present.
Please do not contact our service people directly. They will only respond to authorized work orders from the office and have instructions to refer any additional requests to the office for approval.
Remember, we are a business and have never found someone to work for FREE. Excessive repair request almost guarantees you will get a large rent increase. Please help yourself and work with us to hold down your costs.
Your Repairs:
Clogged sinks - from food that should have been placed in trash
Clogged toilets - from flushing items than human waste (pads, toys, excess paper, clothing or cleaning products)
Leaks - from shoving items under the sink. (This knocks water and drain line loose)
Faucet knobs - from using too much force, causing broken knobs and leaking faucets.
Broken - windows, doors, glass or locks for any reason.
Storm doors
Malfunctioning HVAC : usually due to failure to keep clean
- A/C units get clogged with grass clippings and weeds in the summer
- DIRTY filter will cause A/C to freeze up.
- Furnace filter not cleaned or replaced monthly causing higher utility bills
NOTE: YOU WILL BE CHARGED FOR THESE KINDS OF REPAIRS
What do I do if I lose my key?
It is important that you take care of your entrance keys. Occasionally, you may find yourself lock out of your home or in need of replacement keys. If that occurs, There will be a $ 50 charge.
Note: We expect that all sets of keys be returned at the end of the lease. There is a $50 fee if keys are lost or stolen since we’ll need to re-key the property for your safety and the safety of the other residents.
